Both projects should be compared from the exact gate, not only from a Google Maps pin. Check road access, metro walking route, surrounding construction, traffic and the outlook from the selected unit.
Home format
Compare the actual configuration, carpet area, room sizes, balconies/decks, kitchen planning, storage and parking. A project may suit a buyer simply because its available home fits the household better.
Community design
Study tower spacing, landscape, amenity placement, vehicle circulation and privacy. Ask which areas are shared, which are resident-only and how the project works at peak occupancy.
Price and stage
Use current written cost sheets and availability rather than old listing prices. If one project is at a different construction or sales stage, that difference should be part of the comparison.
Documents
Verify RERA status, sanctioned plans, title-related documents available for review, specifications and agreement terms for each project separately. Never transfer the document assumptions of one project to another.

Create rows for location, metro, office commute, configuration, carpet area, balcony, parking, amenities, price, all-in cost, possession, approvals and maintenance. Leave the final column for your own household priorities.
