RERA is project-specific

A developer can have multiple projects registered in Karnataka. A RERA number from another Lodha project does not establish the status of a Whitefield project. Search the exact project/promoter in the Karnataka RERA system and match the details.

Possession is not a marketing date

Distinguish an indicative sales timeline from the possession date recorded in official project documentation. Ask what event the date refers to and whether it is contractual.

Match the project identity

Check the project name, promoter entity, location and registration details across the RERA record, agreement and cost sheet. Small naming differences can create confusion when several projects exist in the same city.

Keep a dated record

Save the RERA search result, current brochure, cost sheet, floor plan and agreement draft with the date received. If the project changes status, you have a clear record of what was represented when you made the decision.

Independent legal review

For a multi-crore transaction, a lawyer can verify the agreement, statutory references and buyer protections. Treat this as a normal part of due diligence, not an optional afterthought.
