Start with documents
Request the latest project documents, cost sheet, floor plan, specifications, RERA/approval status and agreement drafts available for review. Keep one digital folder with dated versions.
Use an independent lawyer
A local property lawyer can review title, agreement terms, registration requirements and transaction structure. The lawyer should represent the buyer’s interests independently.
Power of Attorney
If someone will act on your behalf, confirm the required format and registration process for the power of attorney with a qualified professional. Do not use a generic online template for a high-value purchase.
Remote site verification
Use live video from the site, ask for the exact unit stack and surrounding context, and arrange an independent inspection if possible. When you can travel, visit the site at both daytime and peak traffic periods.
Money trail
Confirm the beneficiary account, payment schedule, tax treatment and banking process before remitting funds. Keep every acknowledgement and receipt.
Plan for possession and management
An NRI owner should also understand maintenance, property management, tenant screening, resale documentation and who will handle the home locally. These are ownership questions, not just booking questions.
Project information, pricing, availability, approvals, plans and timelines can change. Treat indicative information as indicative and confirm the latest official documents before making a booking or payment.
