1–4: Information mistakes
1. Treating an indicative price as final. 2. Comparing saleable area instead of usable area. 3. Assuming a floor plan is final because it appeared in an early brochure. 4. Using another project’s RERA information as a proxy.
5–8: Location mistakes
5. Visiting only on weekends. 6. Measuring distance instead of door-to-door travel time. 7. Ignoring the permanent approach road. 8. Forgetting to inspect the surrounding land uses and future construction context.
9–12: Financial mistakes
9. Ignoring taxes and registration. 10. Underestimating interiors. 11. Assuming luxury homes always have easy resale liquidity. 12. Paying before reading the EOI/booking terms and understanding refund conditions.
The better process
Write down what is confirmed, what is indicative and what is awaited. Then ask for the document that resolves each uncertainty. This creates a cleaner decision trail than collecting more marketing material.
Project information, pricing, availability, approvals, plans and timelines can change. Treat indicative information as indicative and confirm the latest official documents before making a booking or payment.
