Demand first
Identify who could rent or buy the home later: technology professionals, senior executives, business owners, NRI families or local households. Large-format luxury homes have a narrower audience than mainstream 2 or 3 BHK inventory.
Entry price matters
A strong location does not make every entry price attractive. Calculate the total acquisition cost, including taxes, registration, financing, interiors and holding costs.
Rental reality
If rental income is part of the plan, research comparable completed projects rather than assuming a future rent. Compare rent to total capital deployed and include vacancy, maintenance, brokerage and furnishing.
Liquidity
Large luxury homes can have a smaller resale audience. Test the number of comparable listings, typical time on market and competing new inventory. Do not assume that a premium paid at purchase will automatically be recovered at resale.
Infrastructure and risk
Metro, employment hubs and neighbourhood maturity can support demand, but road congestion, construction activity, water, maintenance and future competing supply also matter.
Scenario planning
Build conservative, base and upside cases using your own assumptions. If the investment works only under the most optimistic scenario, that is important information to record before committing.
