Project identity
Confirm the legal project name, promoter entity, site address, survey details available at the current stage and the exact residence being offered. Make sure the payment request names the correct entity and account.
Approvals and RERA
Ask for the latest approval and RERA position. If registration or a particular approval is pending, record it as pending. Do not substitute a different Lodha project’s RERA number for the Whitefield project.
Plan documents
Request the latest master plan, tower plan, floor plan, area statement, specifications and parking allocation. Early brochures can change; retain the version you were shown and ask what has been superseded.
Commercial documents
Ask for the written price sheet, payment schedule, taxes, registration assumptions, floor/view premiums, maintenance/corpus, cancellation terms and refund conditions. Clarify what is refundable and when.
Land and title review
For a high-value purchase, independent legal review is appropriate. Ask a property lawyer to examine the documents available for the transaction rather than relying solely on sales explanations.
Payment discipline
Pay only through the officially disclosed process after verifying the documents and entity. Keep receipts, emails, brochures and the final application/EOI terms together in one record.
